Fair Housing Policy - Jarrad Horsley Realty

Fair Housing Policy

As a licensed Broker Associate under RE/MAX, I am committed to the principles of the Fair Housing Act and fully support equal housing opportunity for all people. I comply with all applicable federal, state, and local laws prohibiting discrimination in the sale, rental, financing, and availability of housing.

Protected Classes

I do not discriminate against any person on the basis of:

  • Race or color
  • National origin
  • Ancestry
  • Religion
  • Sex (including gender identity or expression, and sexual orientation)
  • Disability / Handicap
  • Familial status (including families with children under 18, pregnant women, and those seeking custody of children)
  • Marital status
  • Age
  • Source of income (including Section 8 housing choice vouchers, the Rental Assistance Program (RAP), security deposit assistance, and all other lawful sources of income)
  • Veteran or military status
  • Genetic information
  • Status as a victim of domestic violence
  • Erased criminal history record information (as protected under Connecticut law effective 2023)

These protections are grounded in the Fair Housing Act (Title VIII of the Civil Rights Act of 1968), as amended, and expanded upon by Connecticut state law.

Scope of Policy

This policy applies to all phases of a real estate transaction, including:

  • Advertising and marketing of properties
  • Showing, leasing, or selling housing
  • Application and tenant screening processes
  • Financing, appraisals, and credit decisions
  • Terms, conditions, and privileges of sale or rental
  • Eviction proceedings

Advertising Standards

All marketing and advertising materials I produce will focus on the property and its features — not on a preferred or discouraged type of buyer, seller, or renter. No advertisement will express or imply a preference for or against any person based on membership in a protected class.

Reasonable Accommodations

I will make reasonable accommodations in rules, practices, and procedures for persons with disabilities to ensure equal access to housing opportunities. Requests for accommodations will be handled by me personally on a case-by-case basis through a good-faith interactive process.

Equal Professional Service

All clients and customers are entitled to:

  • Equal professional service regardless of protected class status
  • The ability to consider housing in any community or price range without steering
  • Freedom from discriminatory terms or conditions in any transaction
  • Freedom from harassment or intimidation for exercising fair housing rights

Reporting Violations

Any person who believes they have experienced discrimination in a housing transaction is encouraged to contact the U.S. Department of Housing and Urban Development (HUD) at 1-800-669-9777, or file a complaint at hud.gov/fairhousing.

Complaints may also be filed with the Connecticut Commission on Human Rights and Opportunities (CHRO) at 860-541-3400 or online at portal.ct.gov/chro.
